Home prices at the national level have stayed stubbornly high even as financing costs doubled in under two years. The reason is supply. Affordability, by the standard measure of what share of median household income goes toward the monthly payment on a median-priced home, is near its worst level since the early 1980s. That is a real problem, and it is not going away quickly. That measure being at a historical extreme does not automatically produce a correction. What it means, practically, is that the pool of qualified buyers is smaller than it was three years ago.

Before you look at a single listing, get your mortgage pre-approval completed and in hand. Not a rough estimate. Not a verbal confirmation from a loan officer you met once. A full pre-approval based on verified income, tax returns, bank statements, and a hard credit pull. Any agent worth working with will tell you the same thing: no pre-approval, no offer.

The appraisal is the lender’s check, not yours. If the home appraises below the contract price, the lender will only finance against the appraised value. Ask your agent what the local pattern looks like before you structure an offer without an appraisal contingency.

Budget enough to cover origination fees, title, escrow, prepaid taxes, and insurance without being caught short at the table. First-time buyers often do not see the full closing cost picture until the Closing Disclosure arrives three days before settlement. Ask your lender for a Loan Estimate with a realistic purchase price so the numbers reflect what you are actually going to face.

Real estate is illiquid. Transaction costs, agent commissions, and closing fees mean you typically need three to five years just to break even on a purchase. None of that means do not buy. It means be honest about your time horizon before you commit.

Real estate rewards preparation more than it rewards timing. Nobody consistently calls the top or the bottom of a market, but buyers who show up informed and financially ready close deals in every cycle. A look at real estate listings and pricing data in your target area costs nothing and tells you a great deal.
